Use Ultra Wide Lens

Tap '0.5x' button to switch to ultrawide. Captures more of the room. Critical for small bedrooms, bathrooms, kitchens.

Pro tip: don't go super-wide — distortion makes rooms look weird. Stay around 0.7x-1x for most shots.

Tripod is Mandatory

Real estate photos = balanced exposure (HDR), straight verticals. Hand-held = tilted, blurry. Tripod is non-negotiable for pro listings.

Manfrotto Compact Action ($65) or Joby GorillaPod 3K ($50). Both work great.

Lighting (Critical)

  1. Open all blinds + turn on EVERY light in room before shooting
  2. Daylight is best — shoot mid-morning or early afternoon
  3. Avoid harsh direct sun through windows = blown-out
  4. Lume Cube Panel Pro ($120) — fill light for dim corners

Composition Rules

  • Stand in corner of room, shoot toward opposite corner
  • Camera at hip-height (not eye-height — shows more floor)
  • Verticals must be vertical — no leaning walls
  • Open all interior doors → shows depth
  • Hide power cords + clutter before shooting

HDR for Bright Windows

Real estate problem: bright windows + dim interior = either blown-out windows OR dark interior in single shot. iPhone HDR handles this — fires multiple exposures, blends.

Settings → Camera → Smart HDR → ON. Auto-applies to most photos. Hidden: tap once on darkest part of room → iPhone meters for that.

3D Scanning (LiDAR Bonus)

iPhone Pro models have LiDAR — measure room dimensions accurately. Apps like Polycam, Canvas, RoomPlan create 3D models from iPhone scan.

Some agents include 3D scans in listings — premium feature without paying photographer.

Editing for Listings

  • Boost shadows (+25) → recover dark corners
  • Lower highlights (-25) → recover blown-out windows
  • Increase brightness (+10) → bright + airy feel
  • Boost saturation (+5) → not too much
  • Use Apple Photos for batch — same edit on whole shoot

Image Format for MLS

Most MLS systems require JPG. iPhone defaults to HEIC.

Settings → Camera → Formats → 'Most Compatible' (saves as JPG).

Or: Photos → Share → 'Convert to JPEG' before exporting.

Drone for Exterior

For acre+ properties: DJI Mini 4 Pro ($800) drone. Captures aerial of house + property. Most listings under $500K skip — overkill.

Don't (Common Mistakes)

  • Don't shoot bedroom from bed level (low angle = weird)
  • Don't include yourself in mirror
  • Don't shoot bathroom with toilet seat up
  • Don't use heavy filters — buyers want accurate
  • Don't show pets in shots (some buyers allergic)
